Re: New rental housing opportunity for Seniors – Aspen Apartments, Dunnville
Aspen Apartments is a new affordable rental housing development for seniors under construction in Dunnville. It is located at 663 Broad Street West which is part of the Grandview Lodge property. The building will contain 14 one-bedroom rental units. All apartment units and all common spaces are accessible. Norfolk County, Haldimand County and Capability Support Services Inc. have partnered in this exciting initiative to serve the community.
Aspen Apartments will be owned and managed by Capability Support Services Inc. (part of Thrive Group), and is a not-for-profit organization that offers seniors and persons with disabilities a wide range of services including community outreach, supportive housing and shared living. Capability Support Services Inc. owns and operates the Maple Grove Place supportive housing project also on the Grandview Lodge property.
Tenants in Aspen Apartments must be able to live independently with or without supports. That is, an individual must be capable to function on their own. Capability Support Services Inc. provides supports to seniors and persons with disabilities in Dunnville, and a discussion will take place at the interview regarding your specific care and support needs. Other agencies in the community that serve the Dunnville area can also be contacted for service support.
If you would like to apply to this building, please complete the enclosed application form and return it to PO Box 570 Gilbertson Dr. Simcoe Ontario N3Y 4N5. The application form can be downloaded from the Capability Support Services Inc. website at www.capabilitysupport.ca. You will be contacted by Capability Support Services Inc. to confirm receipt of the application. Interviews with applicants will be held in late June through August. Prior to being selected for a unit, the household must be interviewed, and must also demonstrate it meets all the eligibility requirements to be placed on the centralized waiting list (please see attached FAQ sheet). We anticipate there will be many applicants for these units. Please note that not all who apply will have an interview in 2019.
Aspen Apartments expects to be moving people into the building this Fall 2019. Once all 14 units have been filled, Capability Support Services Inc. will maintain a waiting list for units.

Here are the FAQ ‘s
Tenants in Aspen Apartments must meet the eligibility requirements to be placed on the centralized waiting list maintained by Health and Social Services Haldimand and Norfolk. That means all members of the household who will live in the unit must meet the following requirements:
• Able to live independently with or without support services
• Be a Canadian citizen, a permanent resident of Canada, a refugee claimant, or are applying to become a permanent resident, with no outstanding removal, deportation of departure order enforceable under the Immigration and Refugee Protection Act Canada, or have completed an application for permanent residency
• Have not been convicted of misrepresentation of income in relation to RGI assistance under the Criminal Code, by a Court of Law or Ontario Rental Housing Tribunal, within the past two years
• Have no outstanding Social Housing rental arrears in the Province of Ontario, or the household member must be actively adhering to an approved repayment plan
• Annual gross household income is below the Household Income Limit for a one-bedroom unit of $31,000 set by Norfolk County
The household is not required to be placed on the centralized waiting list, but can only be offered a unit in the building if all of the above requirements are met.
Individuals applying to live in Aspen accessible apartments may require supports for daily living to live independently in their home, such as assistance with personal care, bathing, meal preparation, shopping, housekeeping and laundry. Each household member must be:
• 60 years and older
• Able to live independently
• Able to direct their own care
Rents in the units will be set at an affordable rent level of $602 per month, plus electricity charges. Heat, hot and cold water are included in the rent. Tenants are responsible for making their own arrangements for telephone, cable TV and internet services. There are no rent-geared-to-income units in the building.
Each unit will come with a refrigerator, front-control range and wheel-in shower. Countertops in the kitchen and washroom have wheel under space.
Parking is available on a first-come, first-served basis at $40 per space. The building also includes a community lounge, as well as a laundry room with coin-operated laundry equipment.
The building will be smoke-free, meaning there will be no smoking of tobacco or cannabis or vaping any substance within the building and within 9 metres of entrances.
